Prairie View in Frisco Update with American Legend Homes, Highland Homes and David Weekley Homes

$
0
0

Prairie View in Frisco is a 163.5 acre new home community with current award-winning builders American Legend Homes, Highland Hones and David Weekley homes.
Prairie View in Frisco opened around November 2015 and they are selling homes like crazy! Normally, when any community opens in the winter months the pace is extremely slow even in a good housing market.  This is NOT the case here!

I’m pretty sure that location, amenities, affordability and luxury builders have a lot to do with the demand here. So let’s run through these for Prarie View in Frisco.
Prairie View is located North on Coit Road right after Panther Creek. I would say it’s around 10 minutes North of Highway 121 and maybe 7 minutes to Dallas North Tollroad.  Also, amenities such as grocery stores, gas stations and restaurants are also around 6 minutes away in a couple different directions.
Prairie View boasts it’s 4,500 square foot amenity center dubbed the “The Prairie House.” Along with a fantastic park and playground, The Prairie House has an outdoor fireplace, resort style pool with a tanning ledge, underwater bench and a splash pad for the little ones.

It’s ideal for anyone wanting to get away from the daily routine of our busy lifes.
Prairie View also has “pocket parks” throughout the community along with winding trails designed for jogging, biking and casual strolls. There is also acres of green belts for practices or pick up sports games!

The community is set up in Phase 1 (which they are currently in), and Phase 2a and 2b. Highland Homes and David Weekley Homes currently have the 55 wide lots and  American Legend Homes has the larger 65 foot wide lots.
All 3 builders are easily in the top 10 for builders in DFW and have been there for a while. Looking at the lot size and each builders prices based on square feet, to me the larger lots at a lower base price seems to be a better deal with American Legend Homes with what they include in their base price.

Also, American Legend Homes is the only builder that is “semi-custom.” What that means is they will allow some small modifications, when pretty much every builder in this price point will NOT allow modifications.

But overall, Highland Homes and David Weekley Homes have their advantages but they are just not leading at Prairie View in pricing.

In the first Phase for American Legend, they have a total of 73 lots and have sold 20 as of yesterday, so some of the prime lots are still available. Highland and David Weekley do have a couple left that would be considered oversized or premium as well looking at their available lots.

For more on Prairie View in Frisco text or call Brad Holden today at (469) 733-2723. American Legend, Highland and David Weekley all build beautiful homes and my clients always have great things to say about them!

And don’t forget to ask me about how I can save you thousands at contract with price reductions, additional amenities, lot premiums, closing costs or cash back rebates that you will not receive if you don’t use a realtor. Ask the builder before you sign!

Bretton Woods in Frisco Drivng Tour. Enjoy!

Bretton Woods in Frisco plans to be 120 lots on 86 stunning acres of mature trees. It’s rare to find mature trees surrounding a new home development but Bretton Woods will offer that to new home owners.

Bretton Woods is located off of Preston Road and almost at the intersection of 380. There is no doubt in my mind that this will not only be a fantastic place to live but it will also be a great investment for the future with all the development that will be completed soon nearby.

Preston Road and Highway 380

Towards the middle of the community there is a beautiful bridge that goes over a creek!

Bretton Woods layout is very nice and unique. The developer Lennar did an excellent job on the massive entry features and where each lot has a view! Now that’s rare!

The Builders plan to be Village Builders and Impression Homes. Location again is ideal being almost at the corner of Preston and 380.

For more on Bretton Woods in Frisco text or call Brad Holden today at (469) 733-2723.

Since the release of their new model, Landon Homes Eastwood Floorplan, and the release of the new Phase 26 Richwoods Haven 36 of the 41 lots, sales have been just going crazy!

The Eastwood Floorplan in Stucco by Landon Homes at Richwoods in Frisco might be the GREATEST Model Home on the Planet!

Eastwood Floorplan by Landon Homes

The Eastwood Floorplan by Landon Homes incorporates everything a new home buyer wants in Frisco!

I’m serious.

The Landon Homes Eastwood Floorplan should be on any buyers list to stroll through this weekend at Richwoods in Frisco!

Eastwood Floorplan

Eastwood Floorplan

(Pictures do not do this one justice. I have done my best, but I highly suggest taking a look.)

Clearly, looking at the exterior pic at the beginning, the Stucco and tile roof colors just work. The up-downs on the roof pitches and multiple down lights ,I’m sure, add to the overall appeal. My ONLY recommendation to Landon would be to take the divided light windows out entirely in the front, and the exterior then would be perfection!

The entry opens to a 6.5 foot wide two story hallway with a spiral staircase to an upstairs bridge area overlooking the two story great room.

To the left before the stairs, there is a dedicated study, oversized utility room with mud bench and guest bedroom with a full bath and walk in closet. Continuing back through the entry, the long dining room takes you to the butlers pantry on the right and a second staircase to the left before the kitchen.

The kitchen is large with plenty of room for seating at the island and cabinets are everywhere. Breakfast nook is perfectly placed towards the back of the kitchen with oversized walk-in pantry and a smaller second office area/homework station before the back wall.

The two story great room is almost 18 feet by 20 with a fireplace in the corner and wall of windows in the back by the patio. Covered Patio is around 17 feet by 9 feet. Powder bath is perfectly placed between the curved staircase and the great room.

From the Great room, the Master bedroom is huge at 15 feet by 16 feet with views of the backyard and connected to the master bath through French doors.

It’s a cozy master bedroom size, where a lot of builders try to create a sitting area which most buyers do not even use.

Master Baths are not always functional, but this layout really works! Again, it’s a cozy size and space is used very well. The Master closet has a”non-over the top” look and locates the boxes at the ends with hanging rods on both sides.

Upstairs is amazing! I have never seen it before. Ever.

So not only does Landon incorporate around a 19 foot by 21 foot open gameroom, but on both sides there are options for either a media room or a 6th bedroom and bath. Towards the front of the gameroom there is a 19 by 12 foot “Kid Zone” which Landon dubbed it and it REALLY makes sense. From small toddlers to teenagers, this space will be used, for sure!

Here’s where Landon really uses its second floor space and makes this Floorplan 100% functional. Too many builders try to squeeze the bedrooms upstairs in at a 11 foot by 14 foot rectangle and connect the Jack and Jill bathrooms to as many rooms as possible to save on less bathrooms.

Well, all 3 secondary bedrooms are not only OVERSIZED but they ALL have their own bathroom! WOW! (Might be the number 1 complaint from buyers regarding the size of the secondary bedrooms.)

Maybe it’s Landon Homes designer, but all 3 rooms felt enormous with all 3 including walk in closets. There is one in the front of the house tucked away and the other two can be accessed across the bridge from the gameroom to an oversized hallway about 9 feet by 6 feet.

(I just had to show the exterior again!)

Overall, the Eastwood Plan is exactly what every buyer that I have ever spoken to in my 13 year real estate career describes as their wants and need combined.

GO. LOOK. TODAY!

You will not be disappointed!

DEBUNKED: Justin Timberlake NOT moving to Frisco, Texas. Instead, to Tennessee.

$

Sorry Ladies.

Justin Timberlake was allegedly moving to Frisco according to a website called WMAC NEWS.  I did a little research and…

ABOUT US

WMAC NEWS is a fantasy news site. Most articles on WMAC NEWS are satire or pure fantasy.

And yes, there is hope that the new father will show up down the street, I’m pretty sure he’s moving to Tennessee.

On July 1st, 2015, the Tennesean reported that:

Tennessee native Justin Timberlake is Nashville’s newest resident after the pop-singer and new father brought a nice chunk of land in Williamson County’s Leiper’s Fork community.

Timberlake reportedly paid $4 million for the 126.63 acres of land on Old Highway 96 in Williamson County.

The Tennesean also reported: “In December Timberlake’s mother and stepfather, Paul and Lynn Harless, paid $2.83 million for a 10,000-square-foot home that sits on more than 10 acres in Brentwood.”

I’m pretty sure Granny Timberlake didn’t spend that much money for a house that big for herself and her husband! Probably knew about a grandkid moving close by.

 They even fooled my wife!!!

BUT … Justin, if you read this, change your mind and move to Frisco! You can be a Dallas Cowboys fan with me and we can take our kids to Hope Park, it’s amazing!

The Model home for K Hovnanian Homes (KHOV) at Diamond Point in Frisco is for sale TODAY! It’s crazy to me that just 2 years ago, the picture below is what this home looked like!

The plan is a Westover 6. It pretty much has every upgrade you could imagine! (See pic below)
Another advantage to the MODEL is the prime location within the community. They convert the sales offices into the garage, just an FYI.
Here are pics of the actual home:

It’s a North-facing corner homesite priced at $639,900. If you were to build this home from scratch with all the upgrades, it would come out to $699,900!

PLUS, K Hovnanian Homes will include a $10K incentive if the buyer uses their lender. But that’s not it.

Use me, Brad Holden, as your broker on the purchase and you will receive an additional $30,000 off! No typo there.

Originally: $699,900

Sale Price: $639,900

KHOV Incentive: -$10,000

Frisco ISD is moving forward with plans to open two new elementary schools in the 2017-18 school year, along with Memorial High School and Lawler Middle School

The residents of Richwoods had a vote that passed to move the TBD #41 Elementary School to the current location on Coit Road. In the beginning stages, the plans were to build the new elementary right beside Lawler Middle School.

This new elementary will relieve McSpedden Elementary and Curtsinger Elementary. The exact location as seen on the map above will be between Alta Badia Avenue and Twelve Oaks Avenue. The nearest major crossroads are Coit Road and County Road 68 (CR 68).

Lexington is well underway will dirt being moved everyday. Frisco #42 TBD elementary plans to be located close to the North East corner of the Lexington community, South of Eldorado Parkway, scheduled to open for the 2017-2018 school year.

The exact location will be along the future street named Mammoth Cave Lane. The new elementary will relieve Ashley Elementary and Norris Elementary.

Both campuses are expected to be formally named during the regular May meeting of the Frisco Independent School District’s Board of Trustees.
Both schools were designed by architect Corgan and will be built by Ratcliff Constructors for an estimated $33.4 million. That represents a savings of approximately $1.3 million compared to the budget established for the schools under the 2014 bond program.

Wow, Frisco has a lot of Schools!

Ninja Warrior Kids Opens in Frisco!

Ninja Warrior Kids opened its doors on April 3rd in Frisco.

Inspired by the hit television show American Ninja Warrior on NBC, Ninja Warrior Kids has a 3,000 square foot facility designed for kids to challenge themselves on a variety of obstacles in an indoor, climate-controlled environment.

Ninja Warrior Kids in Frisco offers a variety of obstacles similar to those seen on American Ninja Warrior. Children ages 4-12 will enjoy the “Big Ninja” course. There is a variety of obstacles like the Warped Wall, Floating Doors, Quad Steps and many others!

Little ones ages 3 and under can play on a variety of soft play obstacles in the “Little Ninja Zone.” There are also 2 dedicated birthday party rooms with TVs for your own DVD to play which is a great feature.

Ninja Warrior training has grown drastically in popularity over the past few years, mainly as a result from the success of the television show. The owners Scott Strough and his wife decided to open Ninja Warrior Kids because they have three young boys that were constantly jumping off the walls and furniture in the house and kept asking him to build some obstacles in the backyard!

As a head coach for my own sons team, I am really interested and excited about the Ninja Warrior Kids group and private classes that they offer. I have noticed that most kids I coach are not aggressive, like at all. I really think classes like this will help with both self esteem and to not be as timid in other sports activities.

These group classes are (limit 10 Ninjas) are a great way for kids to build up their speed, strength, agility, and character.

Current Pricing:

Location:

Current Hours:

Monday – Friday 5:00pm-8:00pm, Saturday 10:00am-8:00pm, and Sunday 12:00pm-8:00pm.

Park Place Estates builders, Shaddock Homes and Belclaire Homes, in CLOSEOUT in Frisco!

$

I remember when Park Place Estates in Frisco was one of the biggest opportunities in all of Frisco a while back, and now there are only 7 opportunities left in the last phase! It’s crazy!
Shaddock Homes has been here since day one and they have 3 spec homes and 2 lots available to build on as of today.
The quality and style of a Shaddock Home sells its self. They have been in the business for over 45 years for many reasons, but I would put them Top 3 builders around for quality.

Floorplans start at 3,000 square feet up to 5,000 square feet.
The three inventory homes are in different stages of construction and are 3 of the most popular plans.

They currently have a $30,000 incentive on either the build jobs or the inventory homes since they are in CLOSEOUT

Park Places oversized lots starting at 80 wide and 150 deep, really makes the opportunity unique considering it is in the city of Frisco.

Belclaire Homes only have two inventory homes left that both plan to finish at the end of May. Belclaire also shows that they definitely understand how to sell quality with design and materials. See the pics below of their model.

Both Inventory homes are the model home and are pretty close to completion. Below is the one on 7616 Regent and it is looking fantastic!

For more on the CLOSEOUT Opportunities with either Shaddock Homes or Belclaire Homes, text or call Brad Holden today at (469) 733-2723.

And don’t Forget to ask Brad how he can help you get additional discounts through negotiations and his $15,000 Rebate for clients that purchase one of the 7 remaining available opportunities at Park Place Estates!

Hash Hash a Go Go in Plano Review

$
0
0

My wife, son and I tried out Hash Hash a Go Go in Plano for lunch about an hour ago, and I can honestly tell you that it is all it’s cracked up to be!

From the tractor on Park Road, to the fancy country urban flair inside, Hash Hash a Go Go will be a fixture in Plano for a long time!

It took the spot of Patrizios at Preston and Park Village and it is very easy to access.  It was pretty packed in the parking lot, but I’m sure that is only because it was a Friday and it opened less than a month ago on March 25th.

Hash Hash a Go Go has two bar areas and also two outside seating areas on patios.  The ambiance is great with chatter and music not too loud.
They call themselves, “twisted farm food” and that is a pretty good definition from what I saw. I got the chicken and waffles in the first pic and that’s a perfect way to describe that dish!

This is a red velvet pancake. Literally, the size of your head!

It was packed and we had to wait for about 5 minutes at 11:00am, but well worth it.

Martha Stewart approves it and the Food Network guy did a challenge there for a show. It’s originally from San Diego but is also in Vegas I was told.

It’s pretty high on the price, but the portions require it. Texas Style Portions!

Overall, we loved it! Including my little Jax!

This does not happen too often!

Two cul-de-sac lots just opened at The Dominion at Panther Creek on model row in Frisco!

Developers that develop large tracts often leave lots open for possible new builders in the future if they need them. Well, this for sure wasn’t the case for the Dominion at Panther Creek in Frisco because it sold very quickly. As of today, the community has only around 18 total opportunities left available! (Including these lots)

When you enter the development off of Eldorado, this is the location of the two lots. The other homes were built by Darling Hones and look very nice driving by up!  They will not last. The builder is Grand Homes and they have a good amount of plans they can build on the lots starting in the $440’s!!!
This is an incredible opportunity if you are looking for a new home in Frisco!
